WHAT EXACTLY AM I PAYING FOR?
In Real Estate Transactions, there are two components to the fee structure. There is legal fee portion and there are disbursements. Disbursements are comprised of what we actually pay to third parties. Disbursements includes land title fees (charged at percentage value of the Property), Mortgage registration fee, courier charges, document costs, and other miscellaneous charges. Mind you, our price above is all inclusive price. There are no hidden fees or charges in addition to the above amount.

Real Estate Legal Search
Draft Documents for Closing
Represent Lender to Register Mortgages
Receive Funds; and
Report to the mortgage lender for initial and final report on the transaction.
HOW DOES IT EXACTLY WORK?
Whether it be purchase, or sale, transaction will begin by the purchaser and vendor coming to an agreement, either by signing a Real Estate Purchase Contract provided by the Alberta Real Estate Association (which is provided by a realtor), or an agreement drafted by a lawyer. If you do not have a realtor, we can assist you with drafting a purchase agreement for a fixed price. A purchase contract and mortgage instruction must be provided to us by you, a realtor or a broker, for us to be able to proceed.
Once you have an agreement in place, you can either give our information to the realtor, or to the financial institution getting your mortgage together. From that point on, we will draft, prepare legal documents, and one of our legal assistants will contact you to book you in for the final signing. Depending on your schedule and timeline for financing condition, the signing may occur a couple days or a couple weeks before the proposed closing date. Before you come in for signing, we need:
2 pieces of government issued ID or Credit Card for verification purposes
Fire insurance binder (purchase/refinance)
Bank draft or void cheque (purchase/refinance)
Real Property Report with Compliance (sale/refinance)
Once we have signed, we send closing documents to the seller's or purchaser's lawyer, whatever the case may be, for closing of the transaction.
